Expectations of a Property Manager

Find and Place a Qualified Tenant

A property manager will market the property and take applications for the property. After choosing a qualified tenant from the applicant pool, they will background check, credit check, and get rental references to ensure they are a good fit. Income will be verified to confirm the ability to pay rent. A property manager will ensure all equal housing laws are followed. A lease will be prepared and signed by all parties. Collect Rent and Monies Owed

Once a tenant is placed, a property manager will collect rent and money due. This includes overdue rent and late fees. When money is collected, it will be accounted for and owner will be paid each month.


Inspections and Emergencies

Property manager is the point of contact for tenants, saving the owner from late night emergency calls. The property manager will handle emergencies and any maintenance requests in place of the owner. An inspection schedule will be set up when a property manager takes on the unit. Inspections of rentals allow a look at the home to ensure things are being taken care of properly by tenant and the home condition is being preserved. A regular inspection schedule is recommended.


Evictions and Turnover

Turnover of a rental unit can be expensive for the owner. When a tenant gives notice of moving out, a property manager should quickly schedule needed repairs and cleaning of the unit to minimize time between renters. in the event of lease violations or unpaid rent, a property manager will evict tenants from the property, saving the owner the hassle of dealing with it. Property managers are aware of the laws and rules required for this process


Advertise Unit and Repeat Steps

When the unit is empty, the property manager will take photos and begin advertising the unit for rent.
